Two newly constructed sister homes have just been put up for sale in Manchester.
At 1,950 square feet each, both 208 W 15th Street and 210 W 15th Street are listed for sale for $319,950. Given the lack of recently renovated or newly constructed housing in the area, my guess is that these will go relatively quickly.
With that having been said, at $164 per square foot, the asking price is testing the upper end of what has recently been observed in Manchester home sales. However, this price per square foot is well below the $200 and $200+ price per square foot sales seen recently in Church Hill and Union Hill just north of the river.
While only time will tell, my guess is that home prices for high quality recently renovated or newly constructed properties is going to increase in the area given the sheer lack of inventory. It seems as if people want to buy recently updated homes so they can live in a walkable/bikeable city environment, but there just aren’t enough high quality houses to go around.
