1213 Hull Street Renovation Nearly Complete News by Michael C. Hild - August 18, 2017August 18, 201738 1213 Hull Street was in rough shape a little over a year ago. The roof at the back of the building had collapsed, and it was at risk of being condemned for safety reasons. At least a half dozen experts recommended tearing it down. But that was a year ago, and things move fast in Manchester these days. After an extensive renovation, 1213 Hull St is nearly complete and ready to be put back in service. The building is the first of a series of mixed use renovations in Manchester by our community investment arm: Church Hill Ventures. Similar to the plan for the adjacent buildings that are also undergoing renovation, the building will contain a 1st floor commercial space with apartments at the upper floors listed as Dogtown Apartments. 1213 Hull has four 1 bedroom apartments with stainless appliances, granite countertops, off-street parking, free cable/internet, discounted membership to Island Yoga Fitness, and a soon to be announced (and what we hope will be a rather “tasty”) commercial business moving in below. While 1213 Hull St isn’t a huge building at only 4,724 square feet, it makes up in charm what it lacks in size. This is the first renovation project (or even development for that matter) we have ever done. So it has tremendous sentimental value to us as we had to learn on the fly. We didn’t get into this whole endeavor to be developers per se, but we realized that in order to bring businesses back to Hull Street, someone had to start by fixing up the old buildings before they collapsed. So that’s what we decided to do. We think 1213 Hull turned out great with a nice combination of a clean, modern storefront to complement the historic character of the building. Since this is a historic renovation through DHR/NPS, they won’t allow a mural. We already asked. Reply
I recall someone bringing up a point that if a building was being renovated,and if it already had some prior artwork/advertisement painted at one time on it,the rule would allow a for a modern painting,but of course this information came from hearsay. Reply
You are abolutely correct…that is the current policy. But unfortunately, no prior artwork was here as the wall used to directly abut the building that was torn down at 1215 Hull many moons ago. *Might* be able to add a commercial sign, but no mural. Reply
